Terms & Conditions

1. CHECK-IN & CHECK-OUT

Guests must check-in and check-out by the times stated below:

  • Check-in time: from 14:00 (2pm)
  • Check-out time: before 12:00 noon (12pm)
  • Early check-in and late check-out are upon request and may be subject for extra charges.
  • Booked rooms are held for 24 hours from the scheduled check-in date. After it the booking will be cancelled as a no-show. No refunds provided for the no-shows.

2. GUARANTEE DEPOSIT POLICY

Reservation deposit (100% of the total price) by online payment services or bank transfer is required within 24 hours after inquiry in order to confirm a booking.

For security reasons, the same credit/debit card or bank account used to secure the booking must be presented at check-in. The name on the card used to secure the booking must also match the name of the person checking in. If you are booking for someone else, please contact the hotel reservation directly before making the booking.

3. SECURITY DEPOSIT POLICY

A security deposit is required upon arrival for incidentals. The security deposit is refundable upon check-out after inspection of the accommodation.

The security deposit can be paid in any currency by cash or card and depends on the term of stay:

4. DAMAGES

Guests are obliged to pay for any loss or damage of the property caused by themselves, their friends or any person for whom they are responsible during their stay.

The Hotel reserves the right to retain your security deposit such amounts as it shall in its sole discretion deem fit to compensate or make good the loss, damage, costs or expenses incurred or suffered by the company as a result of the aforesaid.

5. SERVICES INCLUDED IN THE PRICE

Wi-Fi internet, cable TV, cleaning service, towels and bed-linen change.

6. CLEANING SERVICE

  • Cleaning, bed-linen and towels change is available every day by request unless otherwise is specified in the booking rate.
  • If the guest doesn’t request, bed-linen and towels change will be done every 2 days.
  • Extra room cleaning (wet cleaning excluding bed-linen and towels change) – 200 THB.
  • Extra bed-linen change – 300 THB/set per room. Extra towels change – 200 THB/set.
  • Laundry service can be provided by Guest request and is subject to extra charge in accordance to the price list.

7. EXTRA SERVICES

Transfers from/to Phuket International Airport (distance 50 km, expected time 1 hour) by minibus (up to 8 adults with the luggage):

  • 1-way transfer – 1,500 THB
  • 2-ways transfer – 2,500 THB

For an airport transfer, please provide your flight details (date, time and flight number).

Our driver will wait for you at the exit (outside) of the Airport. ​Please, go out of the airport and look for the driver with your name on a sign. They are usually allowed to stay outside of the airport only. Please don’t wait for him inside.

Please note that the transfer should be ordered at least 48 hours before arrival. Otherwise the Hotel reserves the right to refuse the guest to provide the transfer service and refuse to refund for it.

*Any deviations from the rules above should be discussed with the Reservation department in advance.

9. EXTRA PERSON POLICY

We allow maximum 1 extra kid per room for an extra cost according to their ages.

● Infant 0 – 2 y.o. – free of charge on an existing bed or in a baby crib.
● Kids 3 – 11 y.o. – 500 THB/night on an existing bed only.
● Extra adults 12 y.o. and older are not allowed.
● Extra beds are not provided. 

*Price for extra pax includes breakfast package only if originally the booking includes breakfast.

*1 Baby crib can be provided depending on availability on check-in – free of charge. Maximum 1 baby crib per room.

The Hotel reserves the right to refuse check-in and cancel the booking without a refund due to guest non-compliance with the hotel policies. ​Or in this case, an upgrade for a bigger room by availability and by its costs can be done.

10. NON-SMOKING POLICY

Smoking is prohibited inside of the rooms, please do not smoke inside. If the smell is detected, the guest will be charged a smoke-cleaning fee 2,000 THB. Administration may cancel the rental agreement if smoking in the room continues after given notice.

11. PETS POLICY

Pets are not allowed.

12. GUEST BEHAVIOR

Guests are requested to conduct themselves appropriately at all times and to comply with Company procedures and/or requests with regard to conduct and respect for the property of the Project, its employees and guests and their health and safety.

13. CANCELLATION, MODIFICATION AND NO-SHOW POLICY

Guests who need to cancel or modify a booking should contact the Reservation Department as soon as possible.

Deposits already paid are only returned in accordance with the following conditions depending on the booking rate:

Non-refundable rate:

  • Cancellation or Modification = No Refund issued.

Flexible rate:

  • Cancellation or Modification made 72 hours or earlier before arrival date = Full Guarantee Deposit Refund
  • Cancellation or Modification made later = No Refund issued.

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their paid deposit and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.

The Hotel reserves the right to cancel or modify reservations where it appears that a guest has engaged in fraudulent, inappropriate activity, or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.

Amendment or Cancellation must be made in written notice to the provided email or contact form in the website.

Rates are charged in Thai Baht. Therefore, the amount shown on monthly statement in other currencies sent to you by the respective card company might be slightly different from our quoted price due to exchange rate variations.

14. REFUND POLICY

Upon your request for cancellation within cancellation policy Hotel will start the refund process. The terms of refund can be but not restricted as following:

If the refund by original payment method is not possible, the refund will be processed by bank transfer including around 10% banking charge.

If your refund is likely to process longer than 45 Business days, we will notify you via email.

15. LIMITATION OF LIABILITY

KK Karon Kata Boutique hotel is responsible for providing the room(s) and Add-Ons stated in the Booking Confirmation(s) and according to these Terms and Conditions. We do not accept any liability for failure to provide the services contracted or any of them due to circumstances beyond our control.

All activities have inherent risks to health and safety and KK Karon Kata Boutique hotel will not be responsible for any eventualities related to any activities or services booked through the KK Karon Kata Boutique hotel Website or during your stay at a Hotel.

16. FORCE MAJEURE

The Company accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.

17. CHANGES TO THESE TERMS & CONDITIONS

KK Karon Kata Boutique hotel reserves the right to cancel, amend or vary the arrangements and content featured on the KK Karon Kata Boutique hotel Website and/or change, amend, vary or add to these Terms and Conditions at any time without prior notice.
