Terms & Conditions

Check-in

Check-in time: from 14:00. Please present ID cards, passports of all guests upon check-in.  

Check-out

Check-out time: 12:00 noon. 

Flexible Check-in and Check-out

Early check-in and late check-out are upon request and will be subject to extra charges. Late check-out and early check-in can be requested in advance and granted only subject to availability. The charge for late check-out is 50% of the daily room rate until 6 pm and 100% of charge after 6 pm. 

Rates Policy

Rates include lodging, cleaning service and bed linen change, wifi, cable TV, usage of a public pool on the roof, bath amenities, towels, hairdryer, tea & coffee, slippers, bathrobe, and safe box – all items are non-take away. If carried out, there will be an additional charge in accordance with the hotel price.
Some of the rates include breakfasts according to your booking reservation. Additional meals by room services are available from 10 am to 10 pm, as well as taxi, transfers for extra cost can be ordered at reception.  

All rates are quoted in Thai Baht currency, plus local and government taxes. Rates may increase without notice. Rates as advertised on the hotel website or any other website or promotional material are subject to change at any time and may increase or decrease at the discretion of the hotel.  

Guaranteed Reservations

All reservations must be guaranteed by a full payment before arrival at least 15 days before. 

Guests who’re creating reservations must be 18 years and older. We accept Visa, Mastercard, Amex.

Please make sure to receive a reservation confirmation number when you are making a booking. 

Deposit Policy

A security deposit is required upon arrival for incidentals. The security deposit is refundable upon check-out and inspection of the room. The security deposit can be paid by cash in any currency – 1000 thb per stay. 

Cancellations & No Shows

Cancellations made 15 days or more prior to the arrival date will receive a 100% refund.

If canceled or modified within 14 to 6 days before the date of arrival, 50% of the total reservation price will be charged.

If canceled or modified later or in case of a no-show, 100% of the total reservation price will be charged. Booked rooms are held for 24 hours from the scheduled check-in date, after that the booking will be canceled as a no-show. No refunds are provided for no-shows.

Room Occupancy

16 rooms – Family Deluxe Plus rooms, 30 sq.m. – up to 3 pax. 

12 rooms –  Family Deluxe, 26 sq.m. – up to 3 pax. 

12 rooms – Deluxe, 20 sq.m.- up to 2 pax. 

2 rooms – Family Suites, 56 sq.m.- up to 4 pax.

Children & Extra Bed Policy

Children are welcome. 

We allow a maximum of 1 extra kid per room for an extra cost according to their ages.

  • Infant 0 – 2 y.o. – free of charge on an existing bed or in a baby crib. Baby crib with linen is provided upon request and availability for free. Maximum 1 baby crib per room.
  • Children 3 – 11 y.o. – 500 thb per night on an existing bed only, includes breakfast if the original booking includes it too. 
  • Extra adults 12 y.o. and older are not allowed. In this case the hotel can refuse check-in and cancel the booking without a refund due to guest non-compliance with the hotel policies. Or in this case an upgrade for a bigger room by availability and by its costs can be done.
  • Extra beds are not provided. 

Room Key & Visitors

Room card (s) is (are) issued to the registered guest(s). No room keys will be issued to youths under 18 years. An ID card or a passport is required if you have lost your key and ask for a duplicate.  

A fine for a lost key will be applied. 

Please return the room key to the Front Desk at check-out.
All visitors must be registered at the front desk whether for a visit or an overnight stay. Registered guest(s) is (are) responsible for all persons visiting. In case visitors are not registered, you will be asked to vacate the premises without refund and you’ll be asked to pay Disturbance Fee – 15’000 thb.

Housekeeping Service

Cleaning is provided daily between the hours of 8 am – 4 pm. 

In case of booking longer than 3 days cleaning is provided every 2 days. 

  • Change of bedspreads – once a day/every 2 days (according to the length of stay).
  • Change of bedding – once a day/every 2 days (according to the length of stay).

Please remove your personal items from the bed before cleaning. Housekeeping is unable to change bed linen if personal items are left on the bed. 

Used towels are changed for fresh ones daily. But in case you’re able to help us in saving energy and preserving the environment by reducing chlorine and detergent usage while saving water consumption, we kindly ask you to leave used towels on the floor if you desire a set of fresh ones. Vice versa, for  repeat use, please hang it up at the bathroom door hook.

Extra bed-linen change – 300 thb per bed. Extra towels change – 200 thb per set.  

Smoking Policy

Smoking is prohibited in the hotel. If the hotel staff concludes that you have smoked in your room or brought a prohibited item (for example, durian) into our facility, you will be fined 2’000 thb.  

Pet Policy

Pets are not allowed. 

Airport Transfer

Transfers from/to Phuket International Airport (distance 45 km, expected time 1 hour) by minibus (up to 8 adults with the luggage):

  • 1-way airport transfer – 1,300 thb. 

For the airport transfer please provide your flight details (date, time and flight number). Our driver will wait for you at the exit (outside) of Phuket Int Airport. Please go out of the building and look for the driver with your name on the paper. They are usually allowed to stay outside of the building only. Don’t wait for him inside. 

A transfer order is non-refundable and must be paid at the time of transfer order. 

Rooftop Pool Access

The rooftop pool is open daily for the registered guests from 8 am to 10 pm. Pool towels are free of charge for guests. Sunset Bar opens every day from 11 am to 10 pm for all comers. 

Reception Desk

Works 24 hours daily. Available for guests support, taxi and transfer services. 

Free WiFi Access

Access to WiFi is free for our registered guests. The hotel WiFi access code is subject to change without notice. WiFi signals are subject to change without notice depending on the room location, the status of our WiFi equipment, and interference from other local wireless signals. The hotel assumes no liability on guest use.

Guest Behaviour

Guests are requested to conduct themselves appropriately at all times and to comply with the hotel procedures and/or requests, respect the property of the hotel, its employees and guests, and their health and safety.
The hotel enforces a No In-Room Party to ensure we can protect the hotel and our guests at all times from the noise and provide a comfortable stay. No parties, loud disturbances and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance one polite request (warning) will be given to reduce the noise. If our request is not followed, the police will be called. 

Force Majeure

The hotel accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.

Changes or Modifications of Hotel Policy

The hotel reserves the right to amend, modify, change, cancel, vary or add to these Hotel Policies or the arrangements and content featured on our Hotel website at any time without prior notice. Please check our website regularly for updates to Hotel Policy/House Rules. Any modification to this Hotel Policy that occurs before your departure is considered a part of your reservation agreement with us. A copy of this Hotel Policy is located on our website, in the Guest Room Notebook, and available from Front Desk staff upon request.
